Rental Terms

These are the plain-English terms for renting a roll-off dumpster from A&K Property Solutions LLC (“A&K,” “we,” “us”). When you book, you sign a rental agreement with these same terms — this page is here so you can read them anytime.
The rate
Your quoted price includes delivery, pickup, a 5-day rental period, and the first $100.00 of disposal (dump) fees. Disposal fees above $100.00 are the customer’s responsibility, billed at cost — and we always tell you before you’re charged. Jobs beyond our standard 30-mile service area include a small delivery fee, shown before you book.
Customer responsibilities
- You’re responsible for everything placed in the dumpster by anyone while it’s on site.
- Don’t load debris above the top rail of the dumpster.
- Provide safe, clear access for delivery and pickup.
- Obtain any permits required for where the dumpster is placed.
Prohibited materials
No hazardous waste: chemicals, paint, batteries, fuel, oil, antifreeze, pesticides, asbestos, medical waste, explosives, propane or gas cylinders, or other regulated materials. Not sure about an item? Just ask.
Items that can add disposal cost
Tires, mattresses, concrete, dirt, brick, rock, appliances, and overloaded containers can carry extra disposal-site fees. These count toward your included $100 disposal allowance first — most loads never go past it, and if yours will, we tell you upfront.
Property & liability
A&K Property Solutions LLC is not responsible for damage to driveways, sidewalks, curbs, lawns, underground utilities, sprinkler systems, septic systems, or other property resulting from delivery, placement, loading, or removal of the dumpster. We place boards under the bin and take real care — but you choose the spot.
Payment
Payment is due prior to delivery unless otherwise agreed. You authorize A&K to charge or invoice any disposal fees incurred above the included $100 allowance.
